How do I qualify as a first-time home buyer?

The Department of Housing and Urban Development (HUD) defines a first-time homebuyer as someone who has never owned a home before.  However, as an individual, if you have not owned a home for at least three years you also qualify. For couples, if one spouse is a homeowner but the other spouse has never owned before, then, according to the Federal Housing Administration (FHA), you both qualify as first-time homebuyers.  With regard to other programs available locally, the definition varies.  We can check together if you need help.

I've heard of down-payment assistance programs. Are they for real?

You better believe it!  In today’s economy, there are downpayment assistance programs available around every turn it feels like.  It’s like searching for scholarships… they’re everywhere.  And many people never bother to look for them so they very often go unused.  There are federal, state and often local programs available to buyers that meet specific requirements.  The qualification requirements vary but generally are tied to income limits that for the Bay Area are more achievable than one might think.  The types of assistance varies as well, from loans for downpayment to grants to cover closing costs.  Some are structured as loans payable on the backend sale of your home, others are forgivable when certain terms are met.  Contact us today and we’ll help you get started with the search.  You might be closer to owning a home than you think.

Do I need to hire an agent to sell my home?

The technical answer is NO.  The practical answer is YES.  Despite being biased because we’re real estate professionals, we wouldn’t advise that you attempt to sell your home without the help of an expert.  Selling a home can be one of the most exciting, yet stressful events in a family’s life. While it’s exciting to be starting that next chapter in life, you’ll also be turning the page on the last one.  And that can be emotionally challenging.  In the midst of the emotional roller coaster you’ll be riding, you’ll be tasked with pre-market prep, inspections, marketing your home, setting and defending the value, showing it, cleaning it, sorting feedback (much of which may be critical), repairing it, fielding calls and questions during your “off” hours, ensuring you don’t overstep advisory boundaries, drafting and compiling the paperwork, ensuring all disclosures and awareness docs are in place, assessing offers, managing the transaction so that it doesn’t fall through while the buyer completes their due diligence, handling payments, managing contractual obligations and timelines, negotiating (have you ever tried to negotiate something incredibly personal without it being taken personally?) and a myriad of other tasks.  In other words, the professional that you hire brings immense value to the table.  So while technically speaking one is fully entitled to represent themselves when selling their home, consider the value that a professional can bring to the table to remove the stress from your experience so that you can focus on the moment as you take one more glance at that photo frame before you pack it in the box for your move.

How long does it take to sell a home?

The days on market (DOM) is one of the many unique factors that we review with you in developing the plan to get your home sold.  The overall timeframe may vary, however, depending on how market ready your home is.  One of the many ways we bring value is by compiling the most recent market statistics for your specific property and walking your property with you to identify opportunities prior to going on the market.  We can help you manage projects that you decide to take on and streamline the progress given the vast network of industry partners we have to get your house ready and on the market.  Once on the market, this is where the DOM kicks into play and it may take anywhere from a single day to several months to get the right offer in hand and accepted.  Closing times vary as well but generally range anywhere from 7 to 45 days.  Generally we advise that sellers consider about 1 month for pre-market prep before their home actually hits the market.
